Born in Vietnam and raised in California, Kim Fung developed a bicultural perspective that would come to define her approach to business, blending discipline, adaptability, and a sharp instinct for opportunity.
Alongside her late collaborator, Dale Riley, an executive at Mattel Toys, Inc., Kim became a driving force behind a series of highly successful real estate ventures in Beverly Hills. Her financial insight and strategic guidance helped grow Riley’s investments, ultimately leading him to establish a construction company under her management. Together, they developed nearly 30 homes in Beverly Hills, along with additional properties across the greater Los Angeles area.
Operating at scale, Kim oversaw teams of up to 40 construction workers and subcontractors at a time, managing multiple projects with precision. Demand for their homes was so strong that many sold before completion, sometimes before even the bathrooms were installed. Known for her ability to negotiate favorable terms, Kim built lasting relationships with both suppliers and clients, consistently delivering value. Buyers often saw returns ranging from hundreds of thousands to millions, while Kim and Riley achieved profit margins of approximately 50 percent on their developments.
Relentlessly enterprising, Kim prioritized momentum in the market. She introduced tailored incentives for buyers, offering customization options such as finishes, cabinetry, and design details, creating a sense of authorship in each home. This approach not only accelerated sales but also deepened client satisfaction. Her track record eventually led to connections with Countrywide Foreclosure Division, and at one point, she and Riley managed a Beverly Hills portfolio valued at over $50 million.
Kim later founded Century 21 Platinum, where she served as Chief Operating Officer. In this role, she became a mentor to a new generation of real estate professionals, offering strategic insight, marketing expertise, and hands-on support. Her leadership style emphasized both performance and empathy, grounded in a belief that long-term success is built on loyalty, honesty, and resilience.
She often reflects this philosophy in a simple principle: honesty and loyalty, whether in personal or professional relationships, come at no cost but yield immeasurable returns.
In 2015, following years of travel and continued growth, Kim founded BBL Construction, expanding her focus to building and remodeling properties throughout Los Angeles. By 2018, her son, Bruce Ly Jr., joined the company as construction manager, overseeing operations behind the scenes and continuing the family’s legacy in development.
